Greece Continues to Attract Foreign Real Estate Investors

10/8/2026

The Greek real estate market continues to attract strong interest from international investors. According to data from the Bank of Greece, foreign investment in Greek property reached €1.02 billion during the first half of 2026, compared with €938.3 million during the same period in 2025.

Despite the significant increase in property prices in recent years, Greece remains an attractive destination for international buyers, supported by its economic and political stability, safety and quality of life.

At the same time, the profile of foreign buyers appears to be changing. Demand is no longer driven exclusively by the Golden Visa programme, as an increasing number of international buyers view Greek property as a long-term investment or lifestyle choice.

According to data from Greece Sotheby’s International Realty, buyers from the UK, the US, Switzerland and Israel represent a significant share of international demand, while Golden Visa-related transactions account for only a small proportion of total transaction value.

Meanwhile, new Golden Visa applications fell by approximately 44% during the first half of 2026, further highlighting the fact that international interest in Greek real estate is becoming less dependent on the programme.

With further regulatory and tax changes on the horizon, the Greek property market is expected to remain an attractive destination for international investment, while the profile of foreign buyers continues to become increasingly diverse and focused on long-term ownership
